Interviews with Real Estate Experts: Victoria Fajardo Alfaro

Victoria Alfaro is the owner of Zulaica Inmobiliaria, an agency for buying and selling properties in the city of Malaga. Victoria has over 35 years worth of experience in the real estate sector and is particularly specialised in the area of Malaga.

Victoria, tell us a bit about yourself. Why did you decide to start a career in the real estate sector?

Well, the truth is it was by accident! I bought a house and I established a very good relationship with the person who sold it to me. I really liked the real estate business and after a few months she offered for me to start working with her and have now been in the real estate business for 35 years.

Can you tell us about your role at Zulaica Inmobiliaria?

Currently I am the owner of the agency. It's the first online agency in Malaga that maintains a close, traditional and very much personalised deal. I would say that my way of selling is quite particular. I have a very personalised and direct deal with my clients and generally they all end up having a good relationship with me.

What are the most important skills to have in order to be a successful agent?

I think it's honesty. There are many estate agents who are simply going to sell a property, but that is not enough for me. Of course, I am going to sell because that is the ultimate goal of our work, but I want to maintain a transparent process. I want my clients to find the property of their dreams and also for them to be delighted with the management and ensure the process is as easy as possible for them.

Who are your role-models?

My role-models are my clients. After 35 years, I have never captured properties, everything comes to me through clients, friends and referrals from them. Due to their good nature towards me, I manage to find a perfect link.

Which type of properties do you like to work with the most?

Well, my client profile is medium-high, although I also like to sell small properties, they are different types of clients but they all have the same objective: to find their own property.

How did you find out about Floorfy? How has our technology helped you?

I found out about Floorfy through a friend of mine who is involved in portal consultancy. The truth is it's really helped me a lot, the 3D tours enhance the ad status and provide a good argument to the clients that their properties are very well treated.

What have been the advantages of the digitalisation of the sector?

Primarily, the saving of in-person visits. Many thanks to this, before the client makes a visit, they already know if it is a potential property for them and therefore there is no need to waste time unnecessarily; for them as clients but also for us as agents. Digitalisation of the sector has changed the way we work, in a something very positive.

What will the sector be like in 5 years?

Well, I think that every day, clients are looking for more professionals and less for flats for sale. In relation to the sales sector, it is currently at an all time high and in a few years it will stabilise; but I don't think there will be a big crisis in the next few years. In any case, it is a very variable sector, throughout my career I have seen so many ups and downs and the pandemic has meant that everyone is looking for a home where they feel very comfortable and one they can enjoy.
